The site occupies a quadrilateral block in central Pisa bounded by Via Roma, Via Derna, Via Savi, and Via Pisano - a 13,400 sqm landmark complex in one of the city's most central locations.
The asset is a vacant former police barracks, acquired by Real Asset Capital in 2024 as one of the first four assets in Real Asset Capital's Italian PBSA portfolio, alongside RELIFE Padova and the two operating Torino residences. The asset is being repositioned under the RELIFE brand as a LEED-certified mixed-use scheme comprising PBSA, a 3/4 star hotel, residential apartments and retail - one of Pisa's largest redevelopment projects by GLA.

The University Landscape
Pisa has Italy's highest student-to-resident ratio, with students making up half its population. The University of Pisa enrols approximately 46,000 students across 20 departments, serving a host city population of around 90,000, a structural dynamic that places sustained demand pressure on the local private rental market. The city's higher education landscape extends beyond a single institution: the Scuola Normale Superiore, the Sant'Anna School of Advanced Studies and the University of Pisa together form the Pisa University System, a formally integrated network of three institutions that collectively reinforces Pisa's position as a nationally and internationally significant academic centre. Pisa's tourism has been on an upwards trajectory. The Comune di Pisa recorded 2,189,112 overnight stays in 2024 (+7.6% year-on-year) and 984,572 arrivals (+9.9%), a robust strengthening.
The growth is being uplifted by international demand specifically, for instance, foreign visitors were +13.9% in overnights and now make up 58.8% of all stays (up from 49% in 2019), led by guests from Germany, UK, France, Poland and Spain.
Turning to independent and branded hotels specifically, in 2024 there were 562,581 hotel arrivals (+6.4%) and 1,028,103 hotel overnight stays (+5%).
There are two structural demand drivers contributing to this movement.
Pisa is the principal air gateway to Tuscany, and the demand backdrop for accommodation is strong and growing. Pisa's Galileo Galilei airport supported close to 6 million passengers throughout 2025 - its best result on record - up +7.8% on the prior year, with international traffic accounting for 74.7% of the total. Ryanair now flies 58 routes from Pisa with 8 aircraft based in the city and c€500m of committed investment.
The scheme's 32 bed hotel is deliberately modest in scale and provides a key differentiator to leisure-only hotels around the Piazza dei Miracoli. Its appeal rests on the year-round demand that Pisa's economy generates independently of the leisure peak. While demand is rising, supply is flat. In 2024 there were 72 hotels in the municipality, down 1 year-on-year, against 517 additional hospitality businesses, mostly B&Bs, and 1,175 short-term-rental units +415.
Total bed capacity across all accommodation types is 22,432 (+11.3% year-on-year), but that growth is almost entirely in non-hotel supply.
As such, the branded and independent hotel segment is positioned to disproportionately gain from enhanced international demand.
The result is a city with rising, year-round, internationally weighted demand but a structural shortage of professionally operated, mid-to-upper-tier rooms.
Rates and Occupancy
H1 2026 accommodation occupancy is above 78%, up 2.6 points from 75.5% in H1 2025, demonstrating amplified performance.
The average stay has remained consistent at 2.2-2.3 nights citywide, typical of a city-break destination, reinforcing high turnover and strong RevPAR potential relative to occupied-room count.
Location
With the forthcoming hotel being situated less than a 5 minute walk to the Leaning Tower of Pisa, Piazza Del Duomo, Palazza della Opera, Battistero di San Giovanni and Museo delle Sinopie, the scheme will be highly sought-after for incoming tourists.
